How Contractors Can Better Educate Roofing Prospects
When a homeowner hires a contractor to perform a roof repair or replacement, they usually aren’t expecting their roof vents or attic ventilation to become a topic of discussion. But the truth is, a home’s roof vents and ventilation play an essential role in the health of a roof.
Often times, it is up to the contractor to explain the primary benefits of balanced attic ventilation to the homeowner, so they can have a better understanding of what’s involved with their roofing project. Additionally, being able to relay this information in an easy-to-understand way will help set you apart from everyone else bidding on the same project.
Here’s what to tell your roofing prospects about roof vents and ventilation.
Importance of Balanced Ventilation
For a home to have good ventilation, it should have a 50/50 balance between intake and exhaust vents. This allows conditioned air to remain inside the house and out of the attic.
Exhaust vents are designed to pull air out of the attic, whereas the intake vents draw air in from outside to replace the air that’s lost. As a result, the location of these vents is important. Intake vents should ideally be installed in soffits or near the eaves of the roof.
Problems arise when there is an imbalance between the intake and exhaust vents. The imbalance creates negative pressure in the attic, and this causes air to enter the conditioned part of the home through the ceiling, wall cracks, lighting fixtures, and joints in the framing. This makes for a less comfortable indoor environment, lost energy, and higher heating/cooling bills.
Importance of Controlled Airflow
Most homeowners don’t realize that just living inside their home adds moisture to the indoor environment. In fact, it is commonly recognized that a family of four contributes 1.3 gallons of water per day to the home’s indoor environment, and this moisture needs to go somewhere.
In a home with adequate ventilation and controlled airflow, the moisture is removed via the vents. But in a home with poor ventilation, the moisture can get trapped in the attic where it can contribute to problems ranging from indoor odors to mold and mildew growth to structural damage. Excess moisture in the air can cause the wood in the roof deck to deteriorate and warp, and it can also have a corrosive effect on any metal components in the attic, like ductwork and HVAC equipment.
What Are the Signs of Poor Roof Ventilation?
There are several warning signs that a homeowner can look for that will tell them that they need to have their roof ventilation checked. One of the most common is deteriorated insulation. If the insulation in the attic looks flat or not as fluffy as it should, it could be moisture related. Other warning signs can include:
- Rusty attic fasteners
- Damaged shingles
- Mold or mildew growth in the attic
- Ice dams
- Extreme heat in the attic
If the homeowner has discovered any of these issues in their attic, then they should have a contractor perform a roofing and ventilation inspection as soon as possible.
