Educating Roofing Clients About Their New Roof
One of most common questions asked of roofers by their clients is – how long will my new roof last? This is not to be unexpected, especially with the rising costs of building materials, and homeowners want to feel confident knowing that their investment in a new roof will be worth it.
But there is no one-size-fits-all answer to this question because the length of a roof’s life ultimately depends on the materials used. Therefore, when the roof’s longevity is a concern, this presents roofing contractors with the profitable opportunity of upselling their clients to higher end roofing materials.
To help you reply to your prospect’s questions with greater confidence, here is a brief refresher on the average lifespans of the different roofing materials.
Asphalt Shingles
Asphalt shingles are hands down the most common type of roofing material used today. In fact, they are installed on more than 80 percent of new homes. Their popularity is largely due to the facts that they are affordable and available in a wide range of popular colors. However, asphalt shingles are the shortest lived of all the available roofing options with most roofs lasting anywhere from 15 to 30 years. Typically, brands offer warranties of up to 25 years on asphalt shingles.
There are some asphalt shingles that are designed to last longer than the standard asphalt shingles. These are known as architectural shingles, and they tend to be three times as think as regular asphalt shingles, but also more expensive. This makes them denser, more resilient, and more durable. They can also be made to mimic more expensive roofing materials like wood, slate, or tile. Architectural shingles usually come with warranties of 30 years or longer.
Wood Shingles
The best wood shingles, or shakes, are made from cedar because it is highly resistant to insects and rot. One of the alluring traits of cedar wood shingles is that over time they weather to a soft silvery gray, which makes them look great on almost any style of house. But they do require a more upkeep and maintenance than other types of roofing materials. Wood shingle roofs should be inspected annually, and any split or damaged shingles should be replaced immediately. When cared for properly, a wood shingle roof should last anywhere from 15 to 30 years.
Clay Tile
Clay tile roofs are especially popular in the southwestern United States, but because this type of roofing material is so long-lasting, it is fast finding a growing audience in other parts of the country. Clay tile roofing materials are available in a variety of earthy tones, and while this is one of the most expensive options available, a homeowner won’t have to worry about replacing their roof any time soon once these tiles are installed.
The incredible durability of these tiles allows them to easily last for 50 years or longer with minimum maintenance. It’s not uncommon for manufacturers of clay tiles to warranty their products for 30 years, but some go so far as to guarantee them for life.
Metal Roofing
Metal roofing can vary wildly in price because there are so many different varieties included under this banner, such as standing seam aluminum or steel panels, stone-coated steel tiles, and standing seam copper panels. Metal roofing also comes in a range of thicknesses, so the thicker the metal, the more durable the roof. For example, metal roofing with a thickness of 26 to 29 gauge tends to carry a lifespan of 20 to 25 years, whereas metal roofing with a thickness of 22 to 24 gauge can last up to 70 years or longer. However, most manufacturers of this type of roofing material offer warranties of 20 years, but some higher end brands guarantee theirs for life.
Slate Tile
Slate is one of the best roofing materials, period. It can handle anything that Mother Nature throws at it (barring a tornado), it’s eco-friendly, and should a tile become cracked, it can be easily replaced. As one might expect, this is also one of the most expensive roofing options out there, but if a client wants to get a roof that will last essentially forever, then this is the best pick for them. Most slate tile roofing products are warrantied for anywhere from 50 years to a lifetime, depending on the manufacturer.
