Traditionally, mid-April through mid-May is the best time of year to list a home for sale. But, not every homeowner’s life can accommodate that brief window of opportunity. Some are forced to wait until later in the summer months to put their homes up for sale.
This is not a deterrent, as summer is often only second to the spring season in terms of sales, but there are more things to consider if one wants to sell their home before fall rolls around. As a mortgage professional, you may have past clients return to you for advice about selling their homes in the summer, so if you do, here’s what to say.
The Day the Home Is Listed Matters
Depending on where your client lives, the day they put their home on the market can make a difference in how quickly it sells. For instance, homes listed on Fridays in Chicago sell an average of 18 days faster than homes listed on any other day of the week. For San Francisco, Thursday is the ideal day. For Miami it’s Saturday and for Boston, it’s Wednesday. Every area is different, so knowing your region’s market may help you improve your client’s chances of selling their home faster than the average seller.
Pay Attention to the Weather
The later the seller waits to list their home in the summer, the more hot and humid the weather is going to be, and this can impact how many people see the home. Therefore, the seller will want to pay close attention to the local forecast to get the most foot traffic. The last thing your client wants is to schedule their open house during a week of humid weather and drenching downpours.
Place a Lot of Care in the Staging of the Outdoors
In the summer, buyers are going to more interested in the home’s outdoor spaces than they might otherwise be at any other time of year. They want to imagine enjoying barbeques, planting gardens and flowers, and seeing their kids play in the backyard. So, you should tell your client to focus as much attention on the exterior of the home as they do the interior.
Stage the Home for Summer
Staging is an important part of selling a home, and staging it for the season is equally as important. Set the summery feel by bringing in light tones and bright flowers. Light a summer-scented candle and replace your personalized items with those more suited for summer.
Get a Pre-Listing Home Inspection
Selling in summer can be challenging because of the competition. Both sellers and buyers with children want to close on their deals as soon as possible, so they can be settled in to their new lives by the time the school year starts.
One way your client can make their home more attractive is to have a pre-listing home inspection performed. This will give the client heads-up as to what to expect when buyers have their own inspections done. It will also allow the client to make any repairs that could stall negotiations.
Set the Price Right
If the client’s home isn’t attracting prospects, then odds are it is due to either poor marketing or it’s priced too high. If marketing is the problem, then the client should think about changing agents. If the price is the problem, then the client should ask their agent for a comparative market analysis (CMA).
A CMA provides data on homes bought and sold in the client’s area over the last 6 to 12 months. Ideally, this should be done by the agent prior to the home being listed, so the home is priced adequately from the start.
This summer, the real estate market is not quite as healthy as it was two years ago. Interest rates are climbing and so are home prices. If your client wants to sell their home this summer, these are things that they need to keep in consideration.
